Housing Authority of Americus scores perfectly with HUD

AMERICUS — The Housing Authority of Americus received a letter recently from the U.S. Department of Housing and Urban Development. The purpose of the letter was to inform the Housing Authority of its SEMAP (Section 8 Management Assessment Program) score for fiscal year ending Sept. 30, 2017. The Housing Authority scored 100 points out of a possible 100 points.
The indicators used by HUD to make the determination are: Selection of applicants from the waiting list, Reasonable Rent, Determination of Adjusted Income, Utility Allowance Schedule updates, HQS Quality Control, HQS Enforcement, Payment Standard calculations, Timely Annual Reexaminations, Correct Tenant Rent Calculations, Pre-contract HQS Inspections, and Lease-up. HQS stands for Housing Quality Standards which are the standards used by the Housing Authority to determine if the unit meets HUD’s condition standards.
Last year the Housing Authority scored 96 out of 100 points. By scoring 90 or better the Housing Authority is classified as a High Performer under the SEMAP system.
